Acquired in 2014, this project represented an early investment in a rapidly evolving area of Sunnyside. The oversized 10,000-square-foot lot, zoned U-2.5-RH, provided a rare opportunity to rethink what urban row homes could offer. Rather than maximizing density alone, the design focused on livability—introducing features more commonly found in single-family homes.
Each unit was designed with main-floor living, generously sized bedrooms with en-suite bathrooms, private outdoor spaces, and rooftop decks with city views. These elements set the project apart in a market where townhome developments often rely on compromises in layout and outdoor access.
After early construction challenges under a previous builder, Harden Custom Homes was brought in to reassess the project, improve coordination, and complete the work. Through careful planning, sequencing, and communication, the project was successfully delivered—bringing four thoughtfully designed residences to an infill location that continues to attract attention in the Sunnyside neighborhood.
